The client for this small urban infill project plans to initially use the open floor plan ADU as a small private art studio. Future uses include guest quarters, short-term income property, or a downsized residence allowing rental of the existing three-bedroom single-family home. The owner is interested in sustainable design features such as clerestory windows to maximize natural light, energy-efficient heating and cooling systems, roof-mounted solar panels, and electric vehicle charging stations. Aligning the accessory structure with the primary residence preserves a large contiguous landscape buffer and stormwater infiltration area to the south and creates a small private outdoor dining patio between the ADU and the primary residence.
